Exceeding Expectation

For me to do my job, you need to confirm with the current homeowner that the utilities are on.  If they are not on, you need to make arrangements to have them turned on for the inspection. I am unable to properly inspect the mechanicals of the house when there is no power, no gas or no water service, as these are the primary concerns when looking at a house.

PASS OR FAIL

There is no pass or fail grade for a home inspection.  The purpose is to inform you of what you are buying.  After the inspection, you may not be willing to take on a challenging home, or you may be excited to take on a renovation project and truly make it your own.  You have options after the home inspection.  If this is not the house for you,  talk to your agent.

PEST INSPECTION

The pest inspection is included in the price of your home inspection.  I don't charge extra for this service.  I look for evidence of pests; such as termites, mice, moles, rats, bees, squirrels, and any other unwanted non-human occupant. This is not a treatment for, this is just an inspection to determine if there are any and the damage they caused. This is noted in your home inspection report with pictures.

RADON

What is it?

Radon is a radioactive gas that forms naturally when uranium, thorium, or radium, which are radioactive metals, break down in rocks, soil and groundwater. People can be exposed to radon primarily from breathing radon in air that comes through cracks and gaps in buildings and homes.

What exactly is a radon test?

​

A radon test is when a continuous read monitor is placed in the lowest level living space within the house, that records the radon gas emitting from the ground + relative humidity + barometric pressure + temperature over a minimum of 48 hours.  The data is interpreted by Radalink a NRPP certified laboratory.
